After several years of rapid changes, the market across our region has entered a more settled phase in 2026. But settled does not mean simple. Prices, inventory, and competition vary significantly depending on where you are looking, and understanding the local picture is the key to making a smart move.

Sacramento: Steady Demand, Fast Pace

Sacramento remains the engine of the region's housing market. As of mid-2026, the median home price in the city hovers around $500,000, with the broader metro area ranging closer to $560,000 to $575,000. Prices have stabilized after several years of strong growth, which is good news for buyers who were priced out of the hottest years. For sellers, that stabilization means you can still expect to receive full list price on a well-prepared home.

Inventory in Sacramento sits at roughly 1.9 months of supply. That is still historically tight. A balanced market is typically around six months, so competition for well-priced homes remains real. Homes are going under contract in a median of about 13 days. If you are thinking about buying in Sacramento, having your financing ready and knowing what you want before you start touring will give you a meaningful advantage.

Lincoln: A Cooling Market with Opportunity

Lincoln tells a slightly different story. The median sale price here has climbed to approximately $628,500 as of early 2026, up about 5 percent from earlier in the year. However, homes are staying on the market longer, with a median of 59 to 65 days. That is a noticeable shift from the ultra-competitive conditions of a few years ago, and it creates real opportunity for buyers who want more space and a suburban lifestyle without the pressure of a bidding war.

Lincoln has long been a favorite for families and retirees drawn to its master-planned communities, excellent parks, and slower pace. With more inventory to choose from and less urgency to decide on the spot, buyers in Lincoln can take the time to find the right fit. Sellers, meanwhile, need to price realistically and present their homes well. Staging, good photography, and the right marketing strategy matter more now than they did in a seller's market.

Yuba City: Value and Room to Grow

Yuba City offers some of the best value in the region. Depending on the data source, median prices range from the high $400,000s to the low $500,000s. That is substantially lower than Sacramento or Lincoln, and buyers get more square footage and larger lots for their money. Inventory has also increased modestly, with about one month of supply and around 235 active listings in the area. The median days on market is roughly 31 days, which is a manageable pace for buyers who want to do their due diligence without feeling rushed.

Yuba City is especially appealing for downsizers, growing families, and anyone looking to stretch their housing dollar further. The community has a strong small-town feel with access to the Sutter Buttes, the Feather River, and plenty of local dining and shopping. It is also well-positioned for commuters who work in the Sacramento area but prefer a quieter home base.

Plumas Lake and Wheatland: Emerging Communities

Plumas Lake and Wheatland are smaller, newer communities that offer a blend of new construction, family-friendly neighborhoods, and easy access to the greater Sacramento region. Prices in Plumas Lake tend to be competitive with Yuba City, while Wheatland provides a more rural, spread-out feel. Both communities are attracting buyers who want a slower pace of life without being completely removed from urban amenities. The key in these areas is working with someone who knows the local builders, HOAs, and market nuances.
