Plumas Lake is a master-planned community just south of Yuba City that has become a magnet for buyers looking for new construction at competitive prices. Builders like Lennar, KB Home, D.R. Horton, Meritage Homes, and Richmond American Homes offer a wide selection of floor plans across a range of sizes and price points. Plumas Lake's amenities, parks, walking trails, community pools, and growing retail, make it especially appealing to young families and first-time buyers who want modern homes without the Bay Area cost of living.

What to Watch Out For

Buying new construction isn't the same as buying a resale home, and there are some important differences to understand.

  • Base price vs. final price, The price you see advertised is the base price. Upgrades, options, and lot premiums can add significantly to the final cost. Make sure you understand what's included and what costs extra before you commit.
  • Builder incentives, Many builders offer closing cost assistance, rate buydowns, or design center credits, especially on standing inventory. These incentives change regularly and can save you thousands.
  • Inspections still matter, Even brand-new homes should be inspected by an independent inspector. Construction defects happen, and catching issues before closing protects you.
  • HOA fees, Most master-planned communities have monthly HOA dues that cover common area maintenance, parks, and amenities. Know the cost and what it includes.
  • Timeline, If you're building from the ground up, expect a construction timeline of 6 to 12 months or more. If you need to move quickly, a completed or near-completed spec home may be a better fit.

The Value Proposition

Compared to the Bay Area, Sacramento, or coastal California, communities like Lincoln and Plumas Lake offer dramatically more home for the money. A brand-new four-bedroom with modern finishes, energy-efficient systems, and access to community amenities can cost significantly less than a decades-old home in a more congested area.
