One of the most common questions I hear from empty nesters and retirees is whether Northern California has good 55+ communities. The answer is yes, and some of the best are right here in the communities I serve. From resort-style active adult neighborhoods in Lincoln to newer age-restricted developments in Plumas Lake, this region offers a variety of options for buyers who want to spend their next chapter in a community designed around their lifestyle.
What Makes a 55+ Community Different
Active adult communities, often called 55+ communities, are designed specifically for residents aged 55 and older. Unlike traditional neighborhoods, these communities typically offer low-maintenance living, single-story floor plans, and shared amenities like clubhouses, fitness centers, pools, golf courses, and organized social activities. The goal is to free you from home maintenance so you can spend your time doing what you love.

Sun City Lincoln Hills: A Premier Active Adult Community
One of the most well-known 55+ communities in Northern California is Sun City Lincoln Hills in Lincoln. Developed by Del Webb, this expansive active adult community offers two championship golf courses, a 110,000-square-foot recreation complex with fitness centers, indoor and outdoor pools, tennis and pickleball courts, and hundreds of clubs and social groups. Homes range from attached villas to single-family residences, and the community is beautifully maintained with walking trails, parks, and green spaces throughout.
Lincoln itself is a growing Placer County city with excellent healthcare, a charming historic downtown, shopping, and dining. It's about 30 minutes from Sacramento, which means you're close to urban amenities without living in the city. For many retirees, Lincoln offers the perfect balance of activity and peace.
Active Adult Options in Plumas Lake
Plumas Lake has emerged as a newer option for 55+ buyers in the Yuba-Sutter area. Communities like Luna Bella and other age-restricted developments offer new construction single-story homes with modern open floor plans, energy-efficient features, and low-maintenance yards. The community amenities include parks, walking trails, and planned social activities that make it easy to connect with neighbors.
Plumas Lake is particularly appealing for buyers who want a newer home without the premium price tag of larger metropolitan areas. The community sits just south of Yuba City, offering easy access to shopping, healthcare, and the Sacramento Valley's outdoor recreation, including the Feather River and nearby wildlife areas.
What About Yuba City and Wheatland?
While Yuba City and Wheatland don't have large dedicated 55+ communities like Lincoln, both areas offer excellent options for active adults who prefer a more traditional neighborhood setting. Yuba City has manufactured home communities like Westwood Village that cater to the 55+ demographic with affordable pricing and a close-knit atmosphere. The area's lower cost of living and slower pace make it attractive to retirees on fixed incomes.
Wheatland appeals to buyers who want small-town character with space to breathe. Homes here often sit on larger lots, and the community's quiet, rural feel appeals to retirees who value privacy and authenticity. Many buyers in Wheatland are looking for a single-story home with room for gardening, a workshop, or visiting grandchildren, without the restrictions or HOA fees of a planned community.
Sacramento: Urban Retirement Options
For active adults who prefer an urban lifestyle, Sacramento offers condominiums, townhomes, and smaller single-family homes in walkable neighborhoods like Midtown, East Sacramento, and Land Park. These areas put you within walking distance of restaurants, farmers markets, cultural venues, and medical facilities. While Sacramento doesn't have the same resort-style 55+ communities as Lincoln, the city's diverse housing stock and vibrant lifestyle make it a strong option for retirees who want to stay connected to city life.
Questions to Ask Before Choosing a 55+ Community
Before you make a decision, here are a few things worth considering:
- What amenities matter most to you? Some communities emphasize golf, others focus on fitness, arts and crafts, or social clubs. Visit and see what the community actually looks like day to day.
- What are the HOA fees and what do they cover? Fees vary widely, and understanding what's included, landscaping, exterior maintenance, trash, amenities, helps you budget accurately.
- How close are you to family, healthcare, and shopping? Location still matters even within a community. Make sure you're comfortable with the drive to the people and places you need most.
- Is the community age-restricted or age-targeted? Age-restricted means at least one resident must be 55+ and no one under 18 can live there full-time. Age-targeted communities welcome all ages but market to active adults.
